What are you paying for?
The rent you pay is determined by various elements: the net rent, the service charges and the rent increase. To determine the quality of a house and to allocate points to it, we look at the following features:
- Surface area;
- Energy label;
- Facilities in the house;
- Property value (WOZ);
- Living environment.
You pay the rent to Lieven de Stad every month. The full amount must be paid before the first day of the following month. You can pay the rent in different ways, i.e. by direct debit, a monthly payment order or by email (AcceptEmail). Landlords of business premises or private houses can only pay by direct debit.
You can have the rent deducted from your account every month by direct debit. You can authorise Lieven de Stad to do this. We will debit the amount every last day of the month.
If you pay by AcceptEmail, you will receive a digital bill around the 24th of each month. You can pay the rent by bank transfer or pay in cash by making a deposit at a GWK or Travelex office. Do not forget to state your rental agreement number.
You can also instruct your bank to make a monthly payment or a periodic transfer. You can authorise this standing order yourself through Internet Banking. The rent will be debited every month on the date indicated by you. The IBAN account number of Lieven de Stad is NL55INGB0008132771.
Every year you will receive an overview of the paid advances and the service charges incurred. Did you pay too much? We will refund your money. Were the actual service charges higher? You will have to pay an additional amount. The final settlement takes place between the end of March and the end of June. You will receive a letter with an overview of the services you pay for. If you are in rent arrears at the time of this settlement, we will set off the amount to be received against the outstanding payment. If you rent a house for part of the year, you only pay service charges for that period.

We try to calculate advance payments in such a way that you do not have to pay extra. Each year, we will review whether adjustments are necessary. Electricity costs, for example, can change due to fluctuating energy prices. Should an adjustment of the advance payments be necessary, we will do this at the time of the annual rent increase as much as possible.
The rent must be paid before the first day of the month. If this is not possible, please let us know as soon as possible. Do not let your rent arrears build up; this will save you a lot of problems. Together we will look for a solution.
If you do not pay on time, Lieven de Stad will first send you a payment reminder. If you do not respond to this, you will receive a second reminder. If you still fail to pay, we will call in a bailiff to prevent the debt from increasing any further. As a final step, we can go to court to have you evicted from your house. You will still have to pay, but your right to the house will be cancelled.
In some cases, a payment scheme is possible whereby the overdue rent is repaid in instalments. An arrangement to pay in instalments is only possible once a year, counting from the end date of the previous arrangement.
Conditions are attached to the payment scheme. If the conditions are not complied with, the payment scheme will be cancelled.
If no payment scheme has been set up and the bailiff has paid a visit and we have still not received payment, we will have the rental agreement dissolved by the court. We will also ask for permission to evict you. The rent arrears and bailiff’s fees still have to be paid. After eviction due to rent arrears, the right to housing with Lieven de Stad is cancelled.
When renting a parking space or box, you do not have rental protection. This means that Lieven de Stad can unilaterally terminate the rental agreement if you have rent arrears. Any arrears must be paid within at least ten days. It is not possible to agree on a payment scheme for parking spaces.
