Are your neighbours causing a nuisance due to noise, mess or a bad smell? Unfortunately, this happens. Sometimes this causes severe disturbance. In most cases, you can solve this yourself.
As a tenant, you are obliged to live in your rented house yourself. Therefore, you are not allowed to leave it empty for a long time, rent it out to others as a holiday rental or use it for illegal activities such as a cannabis plantation or a brothel.
Do you suspect that a house is being sub-rented or used as a cannabis plantation? Please report it to Lieven de Stad. We will ask for information, but the report will always be treated confidentially.
Sometimes damage to your household contents can occur due to defects or events in or around your home. We therefore recommend that residents always make sure they have taken out a proper home contents insurance. Claims for damage must always be submitted to your own home contents insurer.
In and around the house, property such as furniture, floors or wallpaper can be damaged unintentionally. This can have all kinds of causes, such as fire, certain activities, leaks or simply an accident caused by yourself. A good home contents insurance is very important in order to get compensation. Make sure you are insured, always take clear photos of the damage and do not throw damaged items away. Also make sure that you keep purchase receipts. These are often needed to determine the value of the damaged items. When a home contents insurer pays out compensation, they often pay out the market value of the damaged items. This depends on when you bought it.
If the insurer does not pay compensation, you may submit your claim to Lieven de Stad. In this case, you should always ask the insurer for a written rejection with a short explanation. Lieven de Stad will always ask for this from your own home contents insurance.
When a claim is filed with Lieven de Stad, we first assess whether we will handle it. In addition to a rejection from your own home contents insurer, we will need a lot of information and details from you. This includes a clear description of the damage, the photos you took of the damage, any purchase receipts of damaged items and whether there were any injuries. If Lieven de Stad decides to pay compensation, we will pay the current value of the damaged items, which is less than the market value that a home contents insurer pays out.
If you want Lieven de Stad to assess the damage, please use the claim form. It describes what we need for our assessment. And remember that the damaged items must not be thrown out. In any case, always provide clear photographs of the damage. In addition, the cause of the damage will be important in our assessment of whether we will handle the claim.
Many people like having a garden. It allows them to sit outside and do some gardening. However, if you have a garden, you are also responsible for its maintenance. This is good for the garden and for the environment. With good maintenance, you can prevent inconvenience and damage to houses.
The facade, window frames and the roof must remain accessible for maintenance. Please take this into account when planning the garden.
Here are a few rules to prevent an overgrown and/or neglected garden:
We do not recommend planting trees in your garden. Trees can become very tall and often grow faster than you think. Conifers and pines are not allowed. If a tree in your garden has to be removed and it has a diameter of more than thirteen centimetres, you have to apply for a felling licence from the municipality. You are not allowed to plant ivy or climbing hydrangea as these will damage the facade.
You are allowed to build a fence to separate your garden from the neighbours or a communal path. There are, however, a few conditions:
Trees should be at least one and a half metres from the plot boundary and the facade. They may not be higher than four metres. Shrubs and hedges should be at least half a metre from the plot boundary and should not exceed two metres in height. Large bushes may not be planted against the facade and a path of at least one and a half metres must remain open.
