This decree describes whether a repair is at the expense of the tenant or the landlord. Repairs at the expense of the landlord can be submitted to us. An employee of Lieven de Stad will contact you. If we carry out a repair for you, the costs will be borne by Lieven de Stad unless you have caused the damage yourself.

A clogged sewer can have many causes. One of the causes is the flushing of solids, such as baby wipes, hair, sanitary towels, too much toilet paper, plastic, grease and oil. All these ingredients (combined) cause a blockage. In addition, a clogged sewer releases an unpleasant odour.

Air in the central heating system is bad for the system. The central heating boiler has to work harder to heat your house, which costs extra energy. The water pressure in the central heating system is also important. Too high or too low levels of pressure can cause problems and cause the system to break down. Check every year if the pressure is still good and fill up the central heating system if necessary and vent the system at the same time.
The central heating system should not make any noise in the radiators and pipes. If you hear the water flowing or if you hear tapping, you must vent the radiators. If the entire radiator does not warm up, you should also vent. If you do not know how to vent the system, check YouTube to see how to do it.
Check the water pressure on the boiler. If it is below 1 bar, the system must be filled with water. You fill up until the water pressure reaches 1.5 to 2 bars. Make sure you stay below 2 bar. If the pressure drops again quickly after filling, there may be a leak in the system. Contact the company of the central heating system if this is the case.

If there is a power failure, first check what the possible cause is. Did the power go out in the neighbourhood? Ask your neighbours if they have the same problem, or check the news on your energy supplier’s website to see if there is a known power failure.

If you have too many appliances connected to one circuit at the same time, the circuit may burn out due to overloading. The wiring (of the wall socket, for example) could burn out or melt. Make sure you do not switch on too many appliances that use a lot of electricity at the same time.
