Rent arrears

If you do not pay on time

The rent must be paid before the first day of the month. If this is not possible, please let us know as soon as possible. Do not let your rent arrears build up; this will save you a lot of problems. Together we will look for a solution.

If you do not pay on time, Lieven de Stad will first send you a payment reminder. If you do not respond to this, you will receive a second reminder. If you still fail to pay, we will call in a bailiff to prevent the debt from increasing any further. As a final step, we can go to court to have you evicted from your house. You will still have to pay, but your right to the house will be cancelled.

Payment scheme
In some cases, a payment scheme is possible whereby the overdue rent is repaid in instalments. An arrangement to pay in instalments is only possible once a year, counting from the end date of the previous arrangement.

Keep to your agreements
Conditions are attached to the payment scheme. If the conditions are not complied with, the payment scheme will be cancelled.

  • The payment arrears must not increase any further. In addition to the (instalment) amount, you must also pay the monthly rent on time. This means that this amount must also be in our account on the first day of the month.
  • As long as the payment scheme is in effect, you cannot request postponement of payment.
  • If you do not comply with the agreements, we will call in a bailiff. The costs for the bailiff will be added to the rent debt. Please do not let it get to that point.
  • You must pay the instalment of the payment scheme before the first of the month. If your payment is late or you fail to pay, the payment scheme will be cancelled, and the remaining amount will be immediately payable.

Eviction
If no payment scheme has been set up and the bailiff has paid a visit and we have still not received payment, we will have the rental agreement dissolved by the court. We will also ask for permission to evict you. The rent arrears and bailiff’s fees still have to be paid. After eviction due to rent arrears, the right to housing with Lieven de Stad is cancelled.

Renting a parking space
When renting a parking space or box, you do not have rental protection. This means that Lieven de Stad can unilaterally terminate the rental agreement if you have rent arrears. Any arrears must be paid within at least ten days. It is not possible to agree on a payment scheme for parking spaces.
